Chiswick Room 2

One of MYC Group’s latest project, Room2 Chiswick is the world’s first whole life net zero hotel!

Whole life net zero means that all the carbon emissions from the life cycle of the building will equal zero. This is everything from the construction, operation to end-of-life and every stage in between.

Part of the Room2 growing brand, once a parking lot and now a 70’s chic new build hometel of 86 rooms, spreading across four storeys above ground plus basement. Room2 Chiswick will operate at 89% less energy than a typical UK hotel. All of the energy demand is met by renewables from solar, wind and hydro. The hometel also offers a relaxing public area, a lounge bar, gym and a commercial kitchen.

The scheme achieved excellent in BREEAM. The project has won multiple awards for hospitality and sustainability.

The project consisted of the construction of a new hotel comprising four storeys above ground and a single basement level. The structure is primarily of a reinforced concrete frame with areas of lightweight steel construction forming part of the third floor and a canopy above the large porch. The basement was formed with a combination of secant and contiguous pile retaining walls, with much of the structure bearing on to a reinforced concrete capping beam. Built as a single core structure, containing the stair and two passenger lifts for vertical circulation.

The hotel will contain 86 en-suite guest bedrooms as well as a public lounge accessed directly from Windmill Road and various other associated spaces.

MY Facades were contracted to deliver the full design and build façade package on the new build hometel, spreading across four storeys above ground plus basement. By achieving excellent U-values, the advanced facades system installed reduces the energy needed to regulate the temperature inside the building.

This, in turn, leads to a reduction in greenhouse gas emissions and a more sustainable built environment. Room2 Chiswick will operate at 89% less energy than a typical UK hotel, with all of the energy demand met by renewables from solar, wind and hydro. The scheme achieved excellent in BREEAM.

MY MEP started by assessing the hometel’s energy requirements and designing an efficient HVAC system that minimizes energy usage, using a high-grade heat recovery systems. The team designed and installed a presence sensetive energy-efficient lighting systems to optimize energy usage with all of the energy demand met by renewables from solar, wind and hydro.

A water-efficient plumbing system was installed to reduce water usage and reuse any wastewater for non-potable purposes, including the hometel’s own roof herb garden. Bringing all systems to work together seamlessly, from initial design through to last snagging assured Room 2 Chiswick set a new standard for the hospitality industry in terms of building sustainability. The scheme achieved excellent in BREEAM.
